Questions

Common questions

How much does a concrete driveway or patio cost?

It depends on size, site prep, access and finish, so we price every project after a free site visit. We can give you a ballpark range on the first call.

Why a fixed project price instead of per square foot?

Excavation, base, steel, access and haul-off change from property to property. A fixed price means the number you sign is the number you pay.

Do you handle permits and HOA approval?

Yes. We prepare the HOA request and pull any city permit. The cost is listed on your proposal.

Will my new concrete crack?

All concrete can develop hairline cracks. A compacted subgrade, rebar, expansion joints against existing concrete and saw-cut control joints keep cracks fine and in the joints instead of across the slab.

What does your warranty cover?

Every project comes with a written 2-year workmanship warranty. It covers problems from how we built it: cracks wider than about 1/8", settling from base prep, joint failures, and surface flaking from finishing. It doesn't cover hairline shrinkage cracks, soil movement, tree roots, de-icing salts or damage from overloading. The full terms are on your proposal.

How long does a project take?

Most residential projects are built in one to two days. If the city or your HOA needs to approve the work, we handle that first, and we'll tell you the expected timeline on the proposal.

How does payment work?

A 50% deposit reserves your date. The balance is due on completion day, after the walkthrough.
